100% affordable housing scheme of 170 Homes on land of demolished factory

The historical plans indicate that the site was used for the manufacture of iron and steel products until the mid to late 1960`s when the existing factory was demolished and a new factory was constructed which was used to manufacture plastic containers.

Following on from the completion of demolition and remediation in the early stages, we have now completed all of our road infrastructure to stage 1 and residents are now enjoying living in our newly built community. The pictures attached show how far our scheme has come on over the past 2 ½ years. (as at February 2024).

The proposed development is for 170 residential dwellings, over 50% of which are to be affordable dwellings. Cheshire West and Chester currently maintains a significant shortfall in the development of affordable homes. This development will provide a significant number of affordable units to assist in reducing this shortfall whilst providing local people and families the opportunity to reside in well designed, affordable accommodation. The affordable homes fill a requirement in Ellesmere Port and respond to the needs of the area helping to create a more vibrant and inclusive community.


Ellesmere Port is one of the main settlements in Cheshire West and Chester located in the north west of the Borough approximately 5 miles north of Chester. Ellesmere Port is seen as a key development area in the Cheshire West and Chester Local Plan but is curtailed by Green Belt land around its periphery. The site is located within the M53/ Shropshire Union Canal corridor which means that the design of the development will need to be considered carefully to improve/ enhance the surrounding area. 

  • The Ellesmere Port scheme on Meadow Lane, which is close to both the railway station and the town centre and a short drive to the M53 and M56 motorways, will rejuvenate a site which has been left derelict for more than ten years. The 170-home scheme, which will be delivered in conjunction with the Riverside Group as part of their Strategic Partnership with Homes England. The scheme, which is in a great location, close to the town centre and with excellent transport links, will provide a mix of one, two, three and four-bed homes, with a range of tenures including, affordable rent, rent-to-buy and shared ownership.

Every house on site is being delivered under an affordable tenure helping the region and country deliver much needed high-quality homes for people to live. Section 106 contributions include Highway Contributions of £44,000, Mersey Forest £20,000 and POS construction £117,000.

5 Premier Awards

Dan Cook from MCI developments has been presented with another Quality Award for his site Meadow Lane, Ellesmere Port. The award recognises quality of build, site management and site safety. The award was presented by Caroline O`Brien business development Manager for Premier Guarantee. Dan has also been shortlisted for the newly announced Premier Guarantee 'Site Manager of the Year' Award.
