This 16-acre brownfield site lies in the Daubhill suburb of Bolton in Greater Manchester and following a number of failed attempts to bring the site forward for a number of uses, MCI development drew up plans to transform the site into a vibrant mixed tenure affordable scheme.
Historically, the site has had a number of uses all contributing to the difficult task of bringing the site forward for housing. From the late 1800’s for the next 100 years, the site was used as a quarry and a brickworks which were supported by rail. By 1969, the site then became refuse tip for the Bolton area. When the tip closed and was infilled, for the years to come the site suffered from severe fly tipping and antisocial behaviour.
Due to the sites historic uses, significant remediation was required in order to make the site suitable for a housing development including ground stabilisation and a specialist foundations called controlled Modulus columns (CMC’s), removal ground contamination, drilling and grouting the sites worked coal seams, clearing the site of fly tipping, clearing the site of toxic gas and finally undertaking a bulk earthworks exercise to create a suitable development platform.
The redevelopment of the site has created an attractive desirable area to live, enhancing values in the area and improving a site that caused problems for local residents. Our commitment to the local area continued as we invested over £300,000 into constructing a new playing field and upgrades to local recreation areas of the local Wally’s Rounders Club. Improvements on site were also made in the form of SUDs ponds.

Jobs
As part of the Eldercot Park Development, we have committed to addressing the skills & labour shortages which is impacting the homebuilding sector nationally by providing apprenticeship and traineeship opportunities. Site Manager Clem Awatror said “it is great to be helping the train local young people to learn trades and meet the industry wide demand.”
Over 250 people have been employed throughout the duration of the project, providing new job opportunities for local people and increasing employment in the area.

Economic investment At Eldercot Park, we have invested in the local economy by sourcing and utilising local supply chain creating more jobs for local people and bringing income back into the local area. Quality of life Throughout the duration of the development, we have invested our time into supporting the community, local charities and local community groups in the hopes that we can better the quality of life of the communities we work in.
Meet Saleh, apprentice bricklayer at Eldercot Park who started on site following leaving school last year. Saleh said “I am really enjoying my apprenticeship and I feel I have learned more in the 6 months I have been here than I did in my 2 years at school. It is so different being out on site rather than sitting at a desk and I can’t wait to continue my career as a bricklayer” 65% of all apprentices & trainees who have worked on this development have gone on to secure full time employment.
