Prior to development the brownfield site was predominantly vacant and unused, having formerly been occupied by employment premises which had been partly removed. MCI development drew up plans to transform the site
into a vibrant mixed tenure affordable scheme.
The site is a challenging development with a number of complex technical constraints which MCI have had to overcome to bring the site forward. As the land was formerly industrial land use across the site, large demolition/remediation was required in order to make the site suitable for residential housing, including removal of below and above ground tanks in addition there were two existing combined sewers and HV cables run through the development.

In addition to the positive impact in the local area, the development at Bridgewater has also won several awards for the quality of the finished housing, the development has won three Excellence Awards and was also recognised as a standout development by winning the national award “Best Social Housing Development of the Year” in 2023.
